The short answer
We repair, repoint, reline and fully rebuild masonry chimneys throughout North Jersey, and we clean flues and remove creosote to NFPA 211 standards. Chimney work is quoted after a hands-on inspection of the crown, joints, flashing and flue — not from the driveway.

A chimney takes more weather than any other part of the house. It stands above the roofline, exposed on four sides, and every freeze-thaw cycle drives water deeper into open mortar joints. Left alone, a hairline crack becomes spalling brick, then a leaning stack, then water in the ceiling below.
Our chimney work starts at the top and works down — crown, cap, brick and joints, counterflashing at the roof, and the flue itself. Where the masonry is sound we repoint and waterproof. Where it has gone soft, we take the stack down to a solid course and rebuild it with matched brick.
We follow New Jersey fire-safety regulations and National Fire Protection Association standards on liners, clearances and cleaning, so the chimney you burn in is safe as well as watertight.

Water, not fire, is what destroys most chimneys
Homeowners think of a chimney as a fire safety component, and it is. But the repairs we are called out for are overwhelmingly water damage. A chimney is the only part of the house that is masonry, exposed on all four sides, and penetrating the roof. It absorbs rain, holds it, and then North Jersey freezes it.
That cycle attacks in a predictable order:
- The crown cracks. The concrete wash at the top is often a thin skim of mortar rather than a proper sloped, reinforced crown with an overhang and drip edge. It cracks, and water goes straight into the top of the stack.
- The brick spalls. Saturated brick freezes, and the expanding water pops the face off. Once the hard outer face is gone the brick absorbs faster, so spalling accelerates.
- The joints wash out. Mortar is deliberately softer than brick. It erodes first — by design — which is why repointing is normal maintenance and not evidence of a failure.
- The flashing lets go. Masonry and metal move at different rates. Counterflashing that was mortared into a joint twenty years ago is a common entry point, and the stain usually shows up on a bedroom ceiling rather than at the chimney.
Fixing the visible damage without fixing the water path just buys a season. We look at the crown, cap, joints, flashing and liner together, because they fail as a system.
How often a chimney should be inspected, and what the levels mean
NFPA 211, the standard for chimneys, fireplaces, vents and solid-fuel-burning appliances, calls for chimneys to be inspected at least once a year. The Chimney Safety Institute of America describes that inspection in three levels, and knowing which one you are being sold is worth something:
- Level 1 — the annual check on a system that has not changed and is in continued service. Readily accessible parts, visual, no special tools.
- Level 2 — required when you change the fuel or the appliance, after an event that could have damaged the flue (a chimney fire, an earthquake, a severe storm), and on sale or transfer of the property. It includes accessible attic and crawl space runs and a video scan of the flue interior.
- Level 3 — when a Level 1 or 2 suggests a hidden hazard, and confirming it means opening up part of the structure.
Two of those matter to ordinary homeowners more than they realise. If you are buying a house in Bergen County, a Level 2 is the appropriate inspection, and a general home inspector’s glance up the firebox is not one. And if you have had a chimney fire — even a small one you thought you got away with — the flue needs a Level 2 before the next fire, because thermal shock cracks tile liners.
Creosote, and why cleaning frequency is not a fixed number
Creosote is condensed, unburned fuel. It accumulates faster when the flue runs cool, when the wood is wet, and when the appliance is damped down for long smouldering burns. It builds in three recognised stages: a light, flaky soot that brushes off easily; a harder, tar-like layer; and finally a glazed, shiny deposit that is effectively baked on and cannot be removed by brushing alone.
That is why “clean it every year” and “clean it every cord” are both wrong as universal advice. An open fireplace used a dozen evenings a winter with seasoned hardwood is a different problem from an insert run nightly on damp wood. Liners: what is actually inside your chimney
The liner is the part that contains combustion products and keeps them out of the wall assembly. Older Bergen County housing stock throws up three situations regularly:

When relining is the answer, the liner should be listed to the appropriate safety standard and sized to the appliance it serves rather than to the size of the hole. An oversized flue is a real and common defect: it is the reason some chimneys smoke into the room and gum up quickly despite being “clean”. See chimney liners.
Repointing without wrecking the brick
Mortar is not one product. ASTM C270 defines mortar types by compressive strength — Type N and Type S being the ones that come up on residential chimneys. The instinct to use the strongest available mortar is wrong and does real damage: mortar harder than the surrounding masonry stops the joint acting as the sacrificial, movable element, and the stress goes into the brick face instead. On soft, older brick that is how repointing causes spalling.

Caps and chase covers
The cheapest chimney repair is the one that prevents the others. A proper cap keeps rain, snow and animals out of the flue and adds a spark screen. On a factory-built chimney the equivalent is the chase cover — the metal lid over the framed chase — and the galvanised covers installed as standard on many homes rust through from the inside, pond water, and drop it straight down the chase. Frequently asked questions
What signs tell you a chimney needs repair?
Crumbling or missing mortar, loose or spalling brick, a cracked crown, white efflorescence staining, rust on the damper or firebox, and water stains on the ceiling near the chimney chase. Any one of those means water is already getting in.
How often should I have my chimney cleaned and creosote removed?
Once a year for a chimney in regular use, and always before the first fire of the season. Heavy wood burners may need it twice. Creosote is the fuel behind most chimney fires, so cleaning is a safety item, not maintenance.
Can a chimney be rebuilt without touching the roof?
Often yes — most rebuilds start at the roofline and go up. If the deterioration runs below the flashing we open the surrounding shingles, rebuild, then re-flash and re-shingle the area so the roof stays watertight.
Does a gas fireplace or gas furnace flue still need inspecting?
Yes, and it is the one people skip. Gas appliances produce water vapour and mildly acidic condensate rather than creosote, and that condensate attacks mortar joints and unlined masonry from the inside. Add an oversized flue — common when an old oil or wood system was replaced with a modern high-efficiency appliance — and you get condensation, deteriorating joints and, in the worst case, a blocked or leaking flue venting into the house.
What is that white staining on my chimney brick?
Efflorescence — soluble salts carried to the surface as water moves out through the masonry. The staining itself is cosmetic, but it is a reliable signal that the chimney is taking on more water than it should, so it is worth treating as a symptom rather than washing off and forgetting.
Do I need a chimney inspection before buying a house?
A Level 2 inspection is the appropriate one at sale or transfer, and it is a different thing from what a general home inspector does. It includes a camera scan of the flue interior, which is the only way to see cracked tiles or gaps in a liner. On an older Bergen County home it regularly finds a relining requirement that would otherwise become the buyer’s surprise.
Can you rebuild a chimney in winter?
Masonry work depends on mortar curing, and mortar does not cure properly below roughly freezing. Small repairs and most repointing can be scheduled around the weather with proper protection; a full rebuild is better placed in the shoulder seasons. Emergency work — a compromised flue, an active leak — we handle year round, temporarily if that is what conditions allow, and permanently when they permit.
