The short answer
We build and repair steps, walkways, patios, sidewalks, retaining walls and stone veneer across Bergen and Passaic County. Every job is built on a compacted base with drainage designed in, which is what separates masonry that lasts twenty years from work that heaves in the first hard winter.

Most failed masonry in North Jersey did not fail at the surface. It failed underneath, where a thin or uncompacted base held water through a freeze and lifted the whole assembly. Cracked joints and settled pavers are the symptom.
We excavate to depth, compact in lifts, and build in the drainage the site needs — filter fabric, clean stone, weep outlets behind retaining walls. Then the visible work: cut stone, brick, block or paver, laid to consistent joints and pitched away from the house.
That approach applies whether we are rebuilding a front stoop, laying a paver patio, terracing a sloped yard with a multi-tier wall, or repairing a sidewalk that has become a trip hazard.

Why masonry fails here: water, then frost
Brick, block, stone and concrete are all porous. They take on water, and in North Jersey that water then freezes. Water expands as it turns to ice, and if it does so inside a saturated masonry unit the pressure has nowhere to go but outward — taking the face of the brick or the surface of the concrete with it. That is spalling, and it is the single most common masonry failure we are called to.
Everything that keeps masonry sound comes back to controlling water:
- Drainage under flatwork. A patio, walkway or set of steps sitting on a compacted, free-draining base sheds water. One sitting on undisturbed clay holds it, and heaves every winter.
- Depth below frost. Anything that must not move — steps, piers, retaining structures — needs a footing below the depth to which the ground freezes locally. Shallow footings are why so many front steps in older neighbourhoods have pulled away from the house.
- Joints that shed rather than trap. Tooled, struck joints shed water. Recessed or eroded joints hold it.
- Somewhere for water to leave. Where masonry is a veneer over a framed wall, weeps and a drainage cavity are what let water out. Blocked weeps turn a wall into a bucket.
Mortar is supposed to be the weak part
The most damaging mistake in residential masonry repair is using mortar that is too strong. ASTM C270 classifies mortar by type — Type N and Type S being the ones that come up on houses — and it is tempting to reach for the strongest available on the theory that stronger is better.
It is not. Mortar is designed to be the sacrificial, slightly softer element. It accommodates movement and it erodes first, which is why repointing is routine maintenance. Put mortar harder than the surrounding brick into an older, soft-fired brick wall and the movement that used to be absorbed by the joint now goes through the brick face instead. The joints survive and the bricks spall. On pre-war Bergen County brickwork that is a genuine risk, not a theoretical one.
The National Park Service preservation briefs on repointing set out the principle clearly: match the mortar to the masonry, not to the strongest product on the shelf. We match strength, colour and joint profile, and we cut back to sound mortar rather than skimming a thin coat over failed joints — a “repair” that looks fine for one season and then sheets off.
Why pavers and steps settle, and what actually prevents it
Settlement is almost never a problem with the pavers or the stone. It is a problem with what is underneath.

The pattern to notice: four of those five are base and drainage. Relaying the same stone on the same failed base produces the same result on the same schedule. When we quote a patio, walkway or set of steps, the base build-up is in the written scope, because that is the part that decides whether it is still flat in ten years.
Sidewalks and the part that is not yours
The sidewalk in front of a house is a recurring source of confusion, because responsibility for the walk, the apron and the curb is set locally rather than by the state, and municipalities differ. In many New Jersey towns the property owner is responsible for maintaining and repairing the public sidewalk abutting the property, and replacement work in the right-of-way needs a permit from the town — sometimes with specified thickness, jointing and slope.
There is also an accessibility dimension where a driveway apron crosses the walk. Before we quote sidewalk work we check what your municipality requires, because a slab poured to the wrong thickness or the wrong cross-slope can fail inspection and have to come out.
Foundations: what is cosmetic and what is not
Not every crack is structural, and treating all of them as emergencies is as unhelpful as ignoring them. Rough guidance we apply on inspection:
- Fine vertical hairline cracks in poured concrete are common shrinkage cracks from curing. They matter mainly as water paths.
- Horizontal cracks in a block wall, particularly with inward bowing, indicate lateral soil pressure. That is structural and it needs engineering input, not filler.
- Stair-step cracks through block joints suggest differential settlement. Whether it is active matters more than its width — a crack that has not moved in twenty years is a different problem from one opening now.
- Any crack that leaks needs the water addressed outside as well as sealed inside, which usually means grading, gutters and downspout discharge.

Frequently asked questions
Why do my pavers or steps keep settling?
Almost always an inadequate base. Pavers set on sand alone, or on fill that was never compacted, hold water and move with every freeze. Rebuilding on a compacted stone base with proper pitch solves it permanently.
Do you handle masonry, walkway, sidewalk, and deck repairs too?

Should I seal my brick or concrete?
Sometimes, and with care. A breathable, vapour-permeable water repellent can reduce absorption on exposed masonry. A film-forming sealer that traps moisture inside can make spalling worse, because water that gets in behind it — and it always does — can no longer dry outward. Sealing is also not a substitute for fixing the source: if a wall is wet because a gutter overflows onto it, seal nothing until the gutter is fixed.
Can masonry work be done in cold weather?
Mortar and concrete cure by hydration, and that essentially stops near freezing — with the risk that water in an uncured mix freezes and destroys the strength permanently. Cold-weather practices exist (heated materials, insulated blankets, admixtures) and we use them when a job genuinely cannot wait, but for planned work we schedule masonry into the warmer months and tell you honestly if waiting produces a better result.
Is a cracked front step dangerous or just ugly?
It depends on where the crack is and whether the step is moving. Surface spalling on a tread is a trip hazard and a water path, but it is not a collapse risk. A step assembly separating from the house, rocking underfoot, or with a visible gap opening at the stringer or the landing is a different matter, and on a raised entry with a railing attached to it, it becomes a safety issue quickly.
Do I need a permit for a patio or walkway?
It varies by town and by what you are building. Flat, at-grade hardscape often does not require a permit; anything involving a structural element, a retaining wall above a certain height, work in the public right-of-way, or a change to drainage frequently does. We check with your municipality before quoting, because a patio that alters how water leaves the property is exactly the kind of work towns look at.
