The short answer
We build new decks and repair existing ones across North Jersey — footings, framing, decking, railings and stairs. Repairs start with a structural check of ledger, joists and posts, because that is where unsafe decks usually fail, not at the boards you can see.

The parts of a deck that make it safe are the parts nobody looks at: how the ledger is fastened and flashed to the house, how the posts bear on footings below frost depth, and how the guard rails are anchored.
On repairs we check those first. Soft ledger boards, nailed-only connections, undersized footings and rotted post bases are common on decks built twenty or more years ago, and all of them are fixable without starting over.
New builds are laid out around how you actually use the space — grill zone, table clearance, traffic path to the yard — then framed for the long haul with proper hardware, flashing and drainage.

Almost every serious deck failure starts at the ledger
Decks do not usually fail by breaking. They fail by pulling away from the house. The ledger — the board bolted to the house that carries one whole edge of the deck — is where the load concentrates, and it is where the shortcuts of previous decades are still holding up other people’s weekends.
Three defects account for most of it:
- Nails instead of bolts. A ledger fastened with nails, or with undersized or too-few lag screws, relies on fasteners loaded in withdrawal. The International Residential Code sets out prescriptive bolt sizes and spacing patterns for exactly this reason.
- No flashing. A ledger bolted flat to the sheathing with nothing over it channels water into the band joist. The wood rots from behind, and the bolts stay tight in wood that no longer holds anything. This is the failure that gives no warning.
- Attached to the wrong thing. A ledger fastened to a brick veneer, or to a cantilevered floor, or to nothing but sheathing, has no structural connection to the frame of the house at all.
When we survey an existing deck the ledger is the first thing we look at, and if we cannot see how it is attached we say so rather than guessing. On a new build it is flashed, bolted to the band joist to the code pattern, and photographed before the decking goes down. See new deck installation.
Footings, frost and why posts move
A deck post carries its load to a footing, and in New Jersey that footing has to bear below the depth to which the ground freezes. Above that line the soil expands as it freezes and lifts whatever sits on it — which is why decks built on patio blocks or shallow pads develop a distinct seasonal wobble, doors that bind in January, and a rail that no longer lines up with the house.
Frost depth is set locally by the municipality, so it is a question for your town’s construction office rather than a national number. The practical consequence is the same everywhere here: a deck built on proper footings does not move, and a deck built on blocks does, every winter, permanently.
Guards, rails and the numbers inspectors check
Deck safety requirements are unglamorous and specific, and they are the fastest way to fail an inspection:
- Guard height. Required once the walking surface is more than a set height above grade — 36 inches is the residential guard height under the IRC.
- The 4-inch sphere. Openings in a guard must not allow a 4-inch sphere to pass. That governs baluster spacing, and it is why decorative rail patterns often fail.
- Guard strength. A guard is a structural element and has to resist a specified load — which means the post connections matter as much as the infill. Notched posts bolted to the outside of a rim are a classic weak point.
- Stairs. Consistent riser height and tread depth within a tight tolerance across the whole flight, plus a graspable handrail. Uneven risers are both a code failure and the most common cause of falls on residential stairs.
Deck construction is regulated work under the New Jersey Uniform Construction Code, and a new deck needs a permit and inspections from your municipality. An unpermitted deck is a problem that surfaces at closing, when a buyer’s attorney asks for the certificate that does not exist.

The point most often missed: choosing composite changes the surface, not the structure. The joists, beams, posts and ledger under a composite deck are pressure-treated wood, and they age at the same rate as any other frame. A composite surface on a twenty-year-old frame is money spent on the part that was not failing.
A five-minute check on your own deck
You can do most of this from the ground and it is worth doing each spring:
- Push firmly on the guard rail at the middle of a span. Any give at the post base is a finding, not a quirk.
- Look at where the deck meets the house. You want to see flashing over the ledger. Visible bolt heads at regular spacing are a good sign; nail heads are not.
- Probe the ledger, the post bases and the stair stringers with a screwdriver. If it sinks in easily, the wood is gone regardless of how it looks.
- Check the post bases for standing water or direct soil contact.
- Walk the stairs paying attention to whether one riser feels different. It should not.

Frequently asked questions
How do I know if my deck is still safe?
Check where the deck meets the house for soft or stained wood, probe post bases at grade, push firmly on the railings, and look for rusted or missing hardware. Any movement at the ledger or a spongy post base should be looked at before you use the deck again.
Composite or wood decking?
Composite costs more up front and gives back the annual sanding and sealing. Pressure-treated and cedar cost less and can be refinished to look new. The framing underneath matters more than the surface either way.
Do I need a permit to build a deck in New Jersey?
Yes. Deck construction is regulated work under the Uniform Construction Code, and the permit and inspections come from your municipality. Replacing decking boards on a sound existing frame is usually maintenance rather than permit work, but anything structural — ledger, framing, footings, guards, stairs — is not. We pull the permit and meet the inspector as part of the job.
Can I put composite decking on my existing frame?
Only if the frame is sound and the joist spacing suits the product — many composite boards require closer joist spacing than older wood decks were built to, particularly for diagonal layouts. We check joist spacing, span and condition before quoting, because installing a long-life surface over a frame with a few years left in it is the most common way homeowners waste money on a deck.
How long does a pressure-treated deck last here?
The surface and the structure age differently. Decking and rails, exposed to sun and rain from both sides, wear fastest. The frame lasts considerably longer when it was flashed and detailed correctly, and considerably less when water has been sitting on a ledger or against post bases. The honest answer on any particular deck comes from probing the ledger and post bases rather than from its age.
My deck feels bouncy. Is that dangerous?
Bounce on its own is usually a stiffness issue — joists spanning further than is comfortable — rather than a strength failure, and it can often be improved with blocking or an added beam. What is not acceptable is movement where the deck meets the house, sway side to side, or any give at a guard post. Those point at the ledger connection or missing lateral bracing, and they are worth looking at promptly.
